  • WHEN IS CHECK IN and CHECK OUT?
    Check in is at 4 pm and check out is at 11 am.

  • WHERE DO WE CHECK IN?
    At the Frio Fun office located at 500 CR 348 (River Road) in Concan, Texas.

  • A DAMAGE DEPOSIT IS REQUIRED FOR ALL HOUSES.
    The Damage Deposit is due 30 days before arrival and will be returned to the card on file if there is no damage.

  • WHAT IS THE CANCELLATION POLICY?
    NO EXCEPTIONS: If cancelled 60 days or more before the date of arrival, 100% of the reservation deposit is refunded. If cancelled within 30 to 59 days days prior to arrival 50% of the deposit is refunded. If you cancel less than 30 days you will loose your entire deposit.There are no refunds for early departures. Only cash, check, MasterCard and Visa are accepted; A valid credit card or cash is required at check-in for any additional expenses. Rates are subject to change without notice. Published rates do not include the applicable sales & lodging tax.

  • ARE PETS ALLOWED?
    We do not allow pets. Please check the property details page to determine if pets are allowed or give us a call. For more info see our pet policies.

  • WHAT ABOUT SERVICE OR SUPPORT ANIMALS?
    We do allow service or support animals with the appropriate paperwork. For more info see our pet policies.

  • WHAT DOES FRIO FUN PROVIDE?
    Frio Fun provides initial paper products, but guests must bring extra toilet paper, paper towels & garbage bags. Beds have a mattress cover, bed spread and pillows. Guests must bring their own sheets and towels, OR we can provide linens for an additional fee. Please email us a minimum 14 days prior to your arrival.   • WHAT IS THE AGE REQUIREMENT TO BOOK A HOUSE?
    We accept reservations from any person 25 years old or older.

  • IS A DEPOSIT REQUIRED?
    Yes, to book a reservation, a refundable damage security deposit of either $500 or $1,000 is required and due 30 days before arrival.

  • WHAT IF WE ARRIVE AFTER HOURS?
    No problem, just call the office and let us know you're checking in late.  We’ll give you instructions.
